Virtually from my first day in real estate, when we received a unit project to sell, that's when my journey began in data collection, and I learnt how data can be used to maximise the sale price of a property.
The property referenced in this video was located in Eatons Hill.
Another agent texted our sellers (it was listed with us at the time!) with sale prices of similar properties that had sold nearby.
These were $1,375,000 and $1,295,000, and the text inferred that our sellers' displayed price of their property was way too high when compared to these prices.
The data that this agent used, although only a few months old, was obviously out of date.
This highlights how it is SO critical if you are going to use data, that what you use is accurate and up-to-date.
We sold the property the next day for $1,500,000, with incredibly high buyer interest.
