Pricing your home is the most critical decision you will make when selling. There are many pricing strategies to use, so deciding on the best approach is essential.

One of the best approaches to take is to put yourself in a buyer’s shoes. Would you think the same as many buyers do when they see the following pricing strategies used by sellers?

DISPLAYED PRICE

i.e. $750,000

Tried and tested for over 120 years. You and every buyer understands this pricing strategy.

OFFERS OVER

i.e. Offers Over $750,000

This pricing method has been around since the early 2000s. It is still used today as an effective pricing strategy. Most buyers understand the method, but most buyers will only offer just over or below the displayed amount.

PUBLIC AUCTION

This is the cleanest of all sales. No contract conditions and usually a 30-day cash settlement. Auctions are perfect for the right property in the right location, with the correct reserve price used.

Again, some buyers may not be attracted to an auctioned property because they don’t have the facility to settle in 30 days, they may need to raise finance, sell a property, or just don’t feel comfortable buying at Public Auction.

NO PRICE INDICATION

i.e. By Negotiation, FOR SALE, Express Sale, plus numerous others.

This pricing strategy has been gaining popularity in the last few years. It could be worth considering if the market was similar to the boom of late 2021.

However, there are some buyers who dislike this pricing method, and openly say they don’t inspect properties without price indications as they think the property is over-priced.

Picture yourself in this situation…

You see a property you like, but it has no price on it. However, you inspect the home and decide to make an offer.

Now, would you make a high offer or go in as low as possible?

Human nature dictates most buyers would go in as low as possible, for fear of paying too much for the property.

So be aware, using a no-price strategy may deter the highest-paying buyer from inspecting your home, and that could cost you the best sale price.

Realestate.com.au and Domain.com.au are the two most popular real estate websites to use, to attract buyers to your home.

Premiere Plus on realestate.com.au is by far the best real estate advertisement in Australia, if not the world.

Rotating back to the top of the front page every 15 days, it keeps your property constantly in front of fresh new buyers and provides many other benefits.

Domain.com.au, Gold, also has a similar advertisement that you should consider using.

These advertisements attract up to twice as many viewers as any others available on these websites.

PHOTOGRAPHY

Every picture is worth a thousand words, so the saying goes.

Imagine this - you are a buyer walking into a clean, appealing, tidy home and then you inspect a dirty, messy one. Which one would you pay more for?

Which home is more likely to attract more buyer interest?

Which home will sell for the best sale price?

Which home will receive the closest offer to what the seller is hoping for?

Naturally, a clean and tidy home sells for the highest price and quicker. Don’t shortcut the photography. Prepare your home for its presentation. Lovely clear, clean, and bright photography is the order of the day. Here are some top tips:

  • Floor plans are a must!
  • Aerial drone shots of the area are also essential.
  • Twilight is ideal for a lot of homes.
  • 3D walk-through shots could be suitable if your home appeals to interstate buyers. Interstate (and most buyers) like to see as much of the property as possible before they commit to an inspection or attending an open home.
  • Video is very popular. The real benefit is that it can expand the coverage area to buyers across the country, using numerous social media platforms. Video also allows the buyer to view and review the home over and over. This is a cost-effective method of exposing your home to millions of buyers.

They are an essential component of attracting buyers. Buyers like to browse through a home without interference and in their own time.
